This book is an excellent reference for knowing how to stay within the boundaries of the Dodd-Frank legislation regarding residential seller financing for owner occupied homes. Of course, it is sprinkled with easily identified promotions for their services for structuring seller financing. With this information and a competent real estate attorney, you can use seller financing to buy your own home or to sell a home to an owner occupant. Dodd-Frank doesn't apply to commercial properties or to non-owner occupant residential properties.
The sub-title of this book is "Discover quick and easy total mastery inside". This implied to me that it would teach seller financing, Unfortunately this book DOES NOT teach seller financing. The entire premise of the book is that Seller Financing is possible and necessary but requires special training or assistance to do so.
With zero experience in the seller financing space, I enjoyed the book. It provided valuable insight on how to protect yourself while leveraging this highly viable and valuable tool. It also added to my perspective on the pros and cons of seller financing from both the seller and buyer point of view. I need to educate myself on how to structure and negotiate these deals, so that im equipped with all the options for a given situation, along with the terms that are appropriate. That is not found here, and to be fair, was not claimed to be. This is a sometimes repetitive look at why SF is still viable and why you need to use a professional within the domain (and of course, the author is the ideal fit).
I found the book to be a very readable basic explanation of how Dodd-Frank applies to the seller and the lender, with a smattering of other rules and regs. The preface had a core of delightful humor. The resources at the end look very handy. The only caveat is that it evidently was written several years ago when the market conditions were slightly different than today.
The best "how to book" I have ever read. This book lays out exactly how to do seeler financing in the new era and makes it simple to understand. It is truly a roadmap to accomplish your goals the right way with all the legal roadblocks exposed and explained. Very good reading also and well worth the money!!!Best
There is a wealth of information here. Definitely a good read if you are getting into the notes game, but also good for any REI - know where you could be tripped up and how to avoid the legal pitfalls. Stay diverse and know your options. Also great for background on creative ways to finance deals.
I would recommend this book to anyone that is looking for concise reputable info on seller finance deals. VERY INFORMATIVE
Book is Great! Short and Sweet, as it should be for a rather dry topic.Everybody is worried about Dodd Frank and this book will sum it up for you so you don't have to spend hours on the internet getting conflicting information that you don't know is accurate or not.
